How to Save Money When You Buy a Home

Buying a home is arguably the biggest purchase you will ever make. Because of its significance, it is important to make an informed decision and do all the proper research. You will, of course, need to create a budget that you want to stay within and find a good deal on the house, but apart from that, there are some other ways to save money when buying a house.

Real Estate Agents.

Partnering with a competent, experienced real estate agent who operates in your area will save you a lot of money, time, and discouragement. Since they are experienced in the home buying process, they will be able to guide you through the real estate contract experience and help you get the best deal on your home and keep the process going smoothly.

While it may seem like your first instinct to save money by not using a real estate agent, this is not the case. Since the commission of the realtor is figured into the contract, sellers expect buyers to have their own agent and cover the costs.

A realtor can also help you negotiate more effectively. Their knowledge of the real estate market and the local buying and selling trends gives them the ability to counsel you on when to keep negotiating and when to finalize. They can also negotiate to have the seller fix things around the house so you won’t have to cover the expenses and protect you in the contract against the other party backing out.

Getting a good realtor is important. You can get referrals from your family or local friends, or you can search online. You should always make sure they have a lot of experience in your area and have good reviews of customer services from previous clients.

Multiple Loan Quotes.

Different lenders for mortgages will have different interest rates. It is vital that you look around at different rates and deals to make sure you find the one that is a good fit for your situation. You should get quotes from 3-4 different lenders and compare them.

In addition to finding good interest rates, you will need to find out the fees they each charge for processing a mortgage, fees for loan origination, and fees for loan application. When given a loan estimate, you should be able to see the fees that will be charged, but as for a more detailed invoice if you don’t see them.

This helps you to be able to compare your finances and budget to the various lenders to find the lowest rate. On top of finding a good rate, it is also important to find a lender that you feel comfortable with. Talking with them to get quotes will give you an idea of how well you mesh with them and their communication style.

Down Payment.

In relation to buying a house, it is possible to do it without a down payment. If you do not have money for a down payment, then you can look into ways of doing that. If you are able to save for a down payment, that is the better option.

The ideal amount to have saved is 20% of the total cost as a down payment. If the amount of your down payment is less than that, then you might have to pay private mortgage insurance (PMI). PMI is insurance you pay on the mortgage, no on the house. It protects the lender against the borrower defaulting on the loan.

Not only will having a good-sized down payment keep you from this extra cost, but it will also increase the amount you are able to borrow and lower the interest rate. You will widen the number of houses you can look at, and your mortgage will be off to a great start in creating equity in your home.

Credit Score.

The better you score on a credit check, the better interest rates you will get on a mortgage loan. The lender fees and interest rates are in direct correlation to your credit score. Even if you don’t have the best credit score right now, there are things you can do right now to increase it.

Paying off, or at least down, balances on your credit cards will help you lower your debt to income ratio. This will help you increase your credit score. It is a good idea to keep balances below 15% of your credit limits, so it doesn’t negatively affect your credit score.

You should also avoid applying for other new loans or lines of credit. When you open a new account, your credit score will drop for a few months. If you know you are searching to buy a house soon, put off making any other large purchases or opening new credit cards.

Don’t Be Scared of Work.

When you start looking at homes, you probably want to walk in and be swept off your feet by the perfect house. While this may happen, most likely, you will not find a house that immediately fits all your wants.

Looking at a house that doesn’t need any huge renovations, but that has the potential to become the home of your dream is a better course of action for a lot of people. Finding a hidden gem of a house that needs a little work is a great way to get the most for your money.

Mortgage Loans.

There are different kinds of mortgage loans, so making sure you find the best one is key to saving the most on your house. Secured loans are an option that might be good if you have lower credit. VA loans are available for veterans, and USDA loans are available for people not buying a home inside an urban area. Most speciality loans do not require as much of a down payment and may have other incentives, especially for first time home buyers.

Shop Seasonally.

The housing market tends to fluctuate depending on the time of year. More people look to move or sell their home in the spring or summer months when weather and travelling conditions are better. Buying a home in the winter can mean saving a lot of money because the demand for houses has dropped.
